Check the title before anything else
Every Lagos and Abuja listing shows the state's title checklist with the real status of each document — verified, under review or not provided. The title guide explains each step, the office that handles it and the law behind it. If a document is missing, ask the seller for it before you go further.

Use a lawyer on the verified register
Pick a lawyer whose practising certificate NaijaMart has checked, or invite your own. In a deal room your lawyer sees the title documents once the seller accepts. For searches and validation, ask NaijaMart's in-house lawyer or your own lawyer to quote for the property; you accept the quote you want, and the fee is held in Trust until the report is delivered.

See the property without flying in
Every listing shows its approximate area, and phone-verified buyers can open the exact location on Google Earth. Land and estate listings must declare the road, surroundings, power, water and flood risk. In a deal room you can ask the seller for a live video walk-through at a time that suits you; the seller sees your local time.

Pay through Trust, never to a personal account
With Trust the money is held and released stage by stage as both sides confirm, and for property it never releases on its own. Do not send a deposit by direct transfer to anyone you have not verified, however urgent they make it sound.

Know what it costs in your currency
Prices are set and paid in naira. Next to each price we show pounds, dollars and euros as a guide, from a rate read daily. Your bank's rate on the day you pay is what counts.

If someone acts for you in Nigeria
A power of attorney lets a person you trust act for you, but it is not a title and it does not replace your own checks. Ask your lawyer how it must be signed where you live and registered in Nigeria for the state concerned, and keep the purchase money moving through Trust, not through your attorney.
Questions buyers abroad ask
Can I buy property in Lagos or Abuja while living abroad?
Yes. Nigerians abroad buy in Lagos and Abuja all the time. On NaijaMart you can check the title online, bring in a verified lawyer, see the property on a live video walk-through, and pay through Trust, all without travelling. If you are not a Nigerian citizen, extra rules apply to holding land; ask your lawyer first.
How do I know the seller really owns the land?
Ask for the title documents in the deal room and have a lawyer check them against a Land Registry search (Lagos) or an AGIS legal search (Abuja). Each listing shows which documents are verified, under review or not provided, and our title guide lists what a complete title looks like.
Are the prices in pounds, dollars and euros exact?
No, they are a guide. Prices are in naira and you pay in naira; the other currencies use a rate we read daily, and your bank's rate on the day is what you actually pay.
How can I see the property if I cannot travel?
Open the exact location on Google Earth (phone-verified buyers), read the declared access and surroundings, and ask the seller in the deal room for a live video walk-through at a time that suits you. Your lawyer or surveyor can also inspect in person.
Is it safe to send a deposit to hold a property?
