What documents prove who owns land in Lagos or Abuja?

A Certificate of Occupancy, or a Deed of Assignment that carries the Governor's consent (Lagos) or the Minister's consent (Abuja). In Abuja an FCT Right of Occupancy is also a title. Check any of them against a Land Registry search (Lagos) or an AGIS legal search (Abuja) before you pay.

Why does consent matter when I buy?

Under section 22 of the Land Use Act 1978, a right of occupancy cannot be transferred without the Governor's consent (the Minister's, in the FCT). Section 26 makes a transfer without consent void.

What is committed government acquisition?

Land the state has acquired for its own use. The seller does not own it and cannot sell it. The Surveyor-General's charting report shows it. NaijaMart does not allow such land to be listed.

Is a power of attorney a title?

No. A power of attorney lets someone act for the owner; it does not transfer ownership. The owner's own title still has to be checked, and the buyer still needs a deed and consent.

Does NaijaMart Property charge any fees?

I live abroad. How do I check a property I cannot visit?

Every Lagos and Abuja listing on NaijaMart shows the state's title checklist with the real status of each document — verified, under review or not provided — and you can download it as a PDF to give your lawyer.
